Re-sales on Polaris World Golf Resorts
Until recently the only way to buy a Polaris World property was 'off-plan' from the developer and wait for up to two years for your property to be completed. However, Polaris World has now completed on hundreds of properties and they are continuing to hand over completed properties all the time.
Due to the overwhelming amount of sales over the past years, many owners are now putting their properties back on to the market. This allows buyers a chance to secure property in an excellent location on their favourite Polaris World golf resort. Often these properties can be offered at a discount when compared to the price of 'off-plan' new sales.
There are two types of re-sale purchases - contract sales and re-sales:-
1. Contract Sales
Some investors sign purchase contracts with the intention of selling their property/contract at a profit prior to building completion. As the buyer was able to secure a contract early in the buying process the original purchase price is likely to be less expensive than the current price list. The contract owner may wish to sell their contract at a profit whilst still remaining competitive compared to new sales.
There are two advantages to the buyer of using this method - (a) the buyer can secure a property on the resort of their choice, and (b) the buyer does not have to wait as long for the property to be delivered as an 'off-plan' purchase. The dis-advantage is that the buyer will generally have to provide a higher initial payment to buy a contract. This is because the buyer will have to pay the 'already paid 40%' and any extra capital to take over the contract. 2. Re-sales of completed property
A property sale becomes a re-sale once a Polaris World contract has matured and the buyer has already completed the legalities. Some buyers intended to rent or use the property for a period before selling, others have had a change in personal circumstances. When a property owner wishes to sell their property, the asset is delivered and ready for immediate occupancy.
There are two advantages to the buyer of using this method - (a) the buyer can choose the resort of their choice and look around the actual property they are going to buy, and (b) the buyer can put a deposit of 30% down and us a mortgage to finance the balance.
